- Property tax: check the county assessor for the exact home; Colorado taxes are usually well under 1% of the price per year.
- Rate: rates change every day. Use the rate a lender quotes you.
- Reserve: set money aside for empty months and repairs. 8-10% of rent is a common starting point.

No. It is an estimate to compare homes. A lender gives you your real rate, fees and payment.
What rent should I use for a room in Colorado?
It depends on the city, the room and what is shared. Look up rooms for rent near the home, or send us the address and we pull real rents for you.
Can rent help me qualify for the loan?
On 2-4 unit homes lenders can often count part of the expected rent. On single-family homes FHA may count rent from a roommate with a 12-month history. Ask your lender.
